Windows Server 2012 with direct logon Access

I have direct access to the server running IIS 8.5.
I have the ability to create a certificate as a text file and save to the server in the IIS engine.

I assume I just need to send it to someone?

That method would require manual renewals; as the certificates life is only 90 days (and it may become even shorter in the future).
I would suggest you look into a Windows ACME client and an automated renewal process so that your certificate(s) never expire.
